We put together a real estate returns calculator as a tool to be used in conjunction with our free Mental Math One Pager or our Mental Math Guide. It’s a basic Excel model that takes a handful of inputs, including purchase price, sale price, cap rate, debt amount, interest rate, and hold period, and produces outputs including IRR, going-in yield, dollar profit, and multiple on capital. After working through a number of problems with this calculator you’ll start to develop a sixth sense for real estate returns and eventually be able to estimate them without using a model.
